Chatham's Southside Neighborhood Developments

Chatham’s South side is growing exponentially. For a period of time a lot of the expansion for Chatham was taking place on the north end of the city with the addition of the stores and restaurants on St. Clair Ext. and the building of new homes and townhouses in Prestancia Subdivision as it expanded to the Bear Line Rd and is still continuing to grow today. St. Clair St. Ext. saw the addition of restaurants, fast food places, grocery stores and big box stores.

Today, South Chatham is booming. My wife and I lived on the south side when our children were small and loved it. Today, we are back again. There is so much to chose from. There are several newer developments like Stonegate Crescent off the 7th Line and Farmington Estates off Charing Cross Rd with South Hampton Pl and Manchester Pl  Legacy Estates is also off Charing Cross Rd  which run into Detroit Dr. and Windsor Dr. This area has some older well-kept homes and newer ones but most of the construction phase is done for now.

The area off of Tweedsmuir St. West originally consisted of one street, Faubert Drive with single family dwellings being built. This street continued to Indian Creek Rd West. In the 1960’s new streets began to appear, Sylvester St., Parkwood Dr. and Parkview Court. Today the area is very different. In the late 1970’s and early 80’s the city undertook a major cleanup of Indian Creek to end flooding. Blyth Park is located off of Tweedsmuir St. West and on the banks of Indian Creek. There is a picturesque walkway, a greenbelt, that runs from just past the park to Indian Creek Rd. West with homes on both sides of the creek. Geat place or an evening stroll.Indian Creek Walkway
There are several Churches and Schools in the area and a shopping centre at the corner of Queen St. and Indian Creek Rd. as well as the Memorial Arena on Tweedsmuir Ave. West and a popular lighted Ball Diamond. There are several business’ plus a couple of restaurants.

Expansion of the area has continued on the end of Tweedsmuir Ave. West
heading towards Keil Dr. South with single family dwellings and townhouses. Several new homes and new streets are continually being built and the area now joins Braemar which is off Indian Creek Rd. This area is booming. There is a future development in the early stages planned for both side of Indian Creek Rd West which will connect in time with Braemar Blvd. This area is called Midwood Acres.Midwood Acres off Indian Creek Rd West

Southside Golf Course (Links of Kent) Braemar Blvd. now connects to  Tweedsmuir Ave. West. through the area called Grand Terra. Single family homes exist on newer streets, Tuscany Trail and Cambridge Crescent.
There is a round-about located at the end of Tweedsmuir Ave. West and Keil Dr. South. This area is the location for the new mega Elementary Separate  school slated to be completed by next September.

Another site in the city with 300-400 new homes planned is on the south side off Park Ave. West past the existing Applewood townhouses off the Howard line which were built a few years ago. This subdivision is called The Meadows and includes single family homes as well as townhouses. Some back onto Park Ave. West and some onto Bloomfield Rd. with streets filling the interior area. This is convenient access to the 401. Interestingly, if you check out Bloomfield Rd. there is a street on the south side started and already named Tweedsmuir Ave West which indicates that eventually that street will be continued and meet the other end of Tweedsmuir Ave. West.

If you are not in the market for a new home or a condo, there is also a new apartment complex in construction on Park Ave.West just before Keil Dr. South and a second building is also planned. They are 2 bedroom, self -contained units.Apartment Complx on Park Ave. West

Last but not least on the Chatham housing market expansion is the development off of Merritt Ave. at the end of King St. There are some existing condominiums on Earl Dr. and some older homes but the area has opened up Merritt Ave.Development
with the building of single family homes and townhouses, some already sold and occupied. This is called Churchill Park.
I often write about the Affordable Lifestyle we enjoy in Chatham-Kent and this is still very true when you compare our prices to other areas such as Windsor, London and  the Greater Toronto Areas which have seen huge increases in Real Estate costs. Even with all this new construction taking place in Chatham, there are still several well established areas on the South Side where homes have been upgraded and are very desirable. Chatham is a growing city. I know this is a lot of information to digest in an article, that is why it is so critical to call me and discuss all your needs now and for the future.
You need an agent who can advise you, knows the city and can recommend the best area and lifestyle to suit you.
